Who we are

AnyHome (the "App") is a personal organization tool for homes you do not live in every day — such as a vacation home, cabin, seasonal home, inherited family property, or vacant house. The short version

• We do not create an account for you. The App works without sign-up, email, or password.
• We do not upload your home data. Property details, checklists, photos, issues, and care notes are stored only on your own device.
• We do not sell your data. We have no personal data to sell.
• We do not track you across apps or websites.

Information stored on your device

The App stores the following on your device's local storage (sandbox). This data is not transmitted to us. If you enable device backup (for example iCloud or your platform's system backup), a copy may be stored by your device provider according to their own terms. We never receive that copy.

• Home records you create (name, type, optional address, timezone, care settings).
• Checklists, care items, and their completion status.
• Issue records and their updates.
• Photos you take or choose from your library (stored as files in the App's private directory).
• Home book entries such as contacts, documents, and notes.
• App preferences (theme, language, notification settings).

Device permissions we use

• Camera & Photo Library — to capture photos of your home's condition and issues. Photos are saved locally.
• Notifications — to remind you about planned departures, checks, and return preparation, based on dates you set and your home's timezone.
• Device Lock (Face ID / Touch ID / biometric) — optional, to lock the App on your device. This uses your operating system's secure storage and is never shared with us.
• Location — optional and skippable, used only to pre-fill a home address you choose to enter. We do not collect continuous location.

Subscription data (if you subscribe)

If you purchase a Care Plus subscription, the transaction is handled by Apple or Google through their own App Store / Google Play billing. We use RevenueCat solely to validate your purchase status so the App can unlock entitlements on your device. We do not receive or store your payment card, name, or billing address. RevenueCat's handling of purchase data is governed by its own privacy policy.

Information we explicitly do not collect

• No name, email, phone number, or account credentials.
• No continuous GPS or background location.
• No content of your photos, notes, or home records leaves your device.
• No analytics that identify you personally.

Sharing with third parties

We do not sell or share your personal data. The only third parties involved process a purchase only if you choose to subscribe:

• Apple / Google — process any subscription payment you choose to make.
• RevenueCat — validates subscription entitlement on your device (see the Subscription section above).

International data transfers

Because your home data never leaves your device, we do not transfer it anywhere. The only cross-border processing occurs when you subscribe: Apple, Google, and RevenueCat are established in the United States and process purchase-related data there. Where required (for example transfers under the EU/UK GDPR), we rely on these providers' approved transfer mechanisms, such as Standard Contractual Clauses / the EU-US Data Privacy Framework, as applicable.

Data security

• Your data lives in the App's protected local storage, secured by your device's encryption.
• An optional device lock adds a biometric / passcode gate on top.
• Because we never receive your data, there is no server database of yours for us to breach.

Your rights and choices

Because your data stays on your device, you control it directly. For users in the European Economic Area and the United Kingdom (GDPR / UK GDPR) and California (CCPA/CPRA), these controls are how you exercise your rights to access, rectify, port, and erase your data, and to opt out of any 'sale' or 'sharing' (we do neither). • Access & export — use the in-App export feature to save your data.
• Delete — delete individual records in the App, or delete the entire App to remove all local data. There is no account to close.
• Permissions — you can revoke camera, photo, notification, location, or biometric access at any time in your device settings.

Children

The App is not directed to children and is not intended for users under [16] years of age. We do not knowingly collect personal data from children. If you believe a child has provided us data, contact us and we will delete it. In the United States, the Children's Online Privacy Protection Act (COPPA) applies to children under 13; this App is not directed to them.

Changes to this policy

We may update this policy as the App evolves. Material changes will be reflected by the "Last updated" date above. For a local-first App with no account, we will also surface notable changes in the App when feasible.

Regional notes

Regional notes: (EU/EEA & UK) You have the right to lodge a complaint with your local supervisory authority; our EU representative is [EU Representative name & address, if required under GDPR Art.27].
